The company
Strata is a premier realty investment platform in India, founded in 2019 by Sudarshan Lodha and Priyanka Rathore. The company—which is headquartered in Bangalore, and has additional offices in Mumbai, Pune, and Gurgaon—focuses on data and tech-driven transformation and makes investments in commercial real estate with a minimum price of ₹250,000. "We take care of end-to-end asset management, from sourcing an asset to funding, registering, collecting, and disposing of rentals—all under one platform," says Rathore, who serves as Strata's COO. "Our growth has been rapid, with a 100% year-over-year increase."
Their aim is to make Strata a household name in the space of alternative investments in real estate, much like what Systematic Investment Plans (SIPs) have become with mutual funds. "We want to help people make smart decisions, ensure that wealth is invested in the right place, and get the right returns," says Ankit Shah, Strata's Head of Marketing.

The problem
As a digital-first and tech-driven organization, Strata's approach to finding their target audience has been digital. They use digital platforms to reach their existing audience and potential investors who may not be considering investing now, but who have the potential to become investors in the long run. "Email is an essential channel for us," Shah says. "We don't like spamming our customers, who are people with busy schedules. Therefore, we limit our communications to no more than one or two messages per week. We cross that two-message threshold only if there's a transactional scenario involved. Otherwise, we stick to emails that are more informative for investors."
Strata previously tried a few different solutions. "Initially, we used HubSpot for our CRM and email marketing," Shah says. "While it was directly integrated into Gmail, the integration wasn't seamless. We faced challenges with emails ending up in spam or promotional folders, which didn't have the desired impact on our platform."
The company also needed to reach out to a larger user base. According to Sukhman Singh, Head of Direct Investments, the solution wasn't straightforward. "With around 50,000 users on our platform and 3,000 to 3,500 existing customers, traditional email limits and timing became obstacles."

While an alternative to email marketing may involve sending texts via WhatsApp or SMS, Shah believes they lack the emotional resonance required in Strat's field.
